List of common questions about NOC process

General Questions

Only pattadars whose names are in the Chitha can apply for NOC.

The steps are :

  • Apply Online.
  • Fill up the Applicant form.
  • Fill up the Seller form.
  • Fill up the Land details form.
  • Fill up the Buyer form.
  • Upload Scanned documents.
  • Epayment of Application Fees.
  • Notification of Application No.
  • Print Receipt.

Required documents are :

  1. Court fee
  2. Photograph of buyer and seller
  3. Declaration of consideration. In case of flat, value of both flat area and apportionment of land
  4. Upto date revenue receipt (Khajana Rashid)
  5. Citizenship of purchaser (certified copy of voter list/passport etc)
  6. Land patta (if available)
  7. Affidavit of buyer and seller or power of attorney holder
  8. Photo ID of buyer and seller
  9. Power of attorney copy (if seller is an attorney holder)
  10. Pattadar to submit affidavit in favour of POA holder
  11. Authority/NOC of co-partner in case of flat
  12. NOC from co-pattadar
  13. GMC/GMDA/Municipality/Town committee receipt/occupancy certificate in case of flat
  14. PAN/TAN card
  1. Scan all the documents into maximum of 10 pdf files (Max of 10 documents can be uploaded).
  2. Keep the details of applicant like address, mobile no ready.
  3. Keep the details of seller and buyer ready with address, circle, mouza and village.
  4. Applicant’s mobile no is mandatory for viewing application status, downloading the approved and issued NOC for transfer of immovable property.

For Same Class transfer of NOC :

  • Rural area – Rs 500/-
  • Urban area – Rs 1000/-
  • Within Guwahati – Rs 2500/-

For Reclassification of NOC :

  • Upto 3 bigha – Rs 2000/-
  • Upto 10 bigha – Rs 2000/- + per bigha increase of Rs 50/- above 3 bigha
  • Upto 50 bigha – Rs 2000/- + per bigha increase of Rs 50/- upto 10 bigha + per bigha increase of Rs 100 above 10 bigha
  • Above 50 bigha - – Rs 2000/- + per bigha increase of Rs 50/- upto 10 bigha + per bigha increase of Rs 100 upto 50 bigha + per bigha increase of Rs 150 above 50 bigha
